In many instances we take trades as well! Sometimes it difficult to come up with the cash needed for a down payment, and we will look at taking other items of value is as deposit consideration as well. Boats, Automobiles, Trailers, Gems, Paintings, etc. As long as the value can be verified, we will consider it!!

5 Easy Steps to Purchase Land!

  1. Click this Link —> Contact Us, or call us at the number 941-584-7800 to confirm that the land you’re interested in is still available.  If so, we will ask if you are interested in a cash purchase or a term (loan) purchase (if offered for that property).  In some cases we sell properties through the use of a local Realtor and they handle the paperwork for us.  If we are selling a property ourselves, Steps #2-5 below apply.  We will let you know how a property is being sold when you call us!
  2. After you have visited the property and/or completed your research, you may reserve the property by submitting $100  deposit (non-refundable), preferably through PayPal where you may securely use your credit card/debit card.  Just click the PayPal “Pay Now” button located on the right side of this page (even if you don’t currently have a PayPal account).  Or, if you prefer to pay the deposit by Check or Money Order, please let us know and we’ll be able to do so.
  3. Click this link —> Identity Statement.  Complete this form so that we can obtain the necessary information to prepare the purchase documents and then fax this to us along with your state issued identification.  Our fax number is 866-528-2261
  4. After we receive the deposit and the Identity Statement we will draw up the purchase agreement (and Note/Deed of Trust for a loan purchase) and send those to you along with standard disclosure documents for your signature(s).
  5. After we receive your signed documents we will open escrow with our local escrow company at which time they will handle the rest of the transaction, including collecting the remaining funds due, coordinating title insurance if desired, and:

a) Cash Purchase:  preparing and recording the grant deed, etc.

b) Term (Loan) Purchase:  coordinating with the loan servicing company who will send you a welcome package and advise where/how to make payments, etc.
