We are always looking for partners who want to invest in Florida land without doing any work. All the work we ask the investor to do is write a check. We do the rest. From locating, negotiating, marketing and selling the properties. We offer our investors a respectable “preferred-interest” rate, along with a percentage of the profits.

We are Very Specific about the areas, and right now, we are focusing solely on 3 subdivisions which have an almost cult-ish following. People who visit it decide they only want to live in it. They will not look anywhere else and are perfectly willing to pay a premium for land to live there.

This subdivision was one of the highest priced areas in SW Florida during the RE boom, and when prices fell off the cliff, they never really fell as far in this area as they did everywhere else.

This area is now one of the only places in SW Florida where real estate prices are increasing along with sales volume.

I have a system in place that allows me to buy lots in this area at below market prices and am looking for partners who are looking to invest with me.

Please do not ask me what my system is unless you are prepared to hand over a $100,000 Certified Check and agree to a monthly licensing fee in the amount of $3,000 per month for TWO years. Furthermore you will need to agree and sign a Non-Disclosure Agreement along with a  Non-Compete Clause of 30 miles.

A MUCH BETTER Investment Than Gold –

Here is the deal:

  • I locate and negotiate the lots. You come in with the money, we take title in a Florida Land Trust.
  • You get 6% preferred interest on your investment during the holding period.
  • Upon the sale, we take expenses off the top, (including your interest) and split the proceeds 50%-50%.

I have made a few arrangements with reputable builders who will put “will build to suit” signs on the properties and pay us a $1,000 premium upon the sale of the lot. They are willing to do this because it allows them to put signs all over the place for marketing purposes and also allows them to market lots without having to tie up large amounts of cash.

I also market the lots for sale as “Owner Financing” with 25% down (this covers a large part of your investment which you get back FIRST – then we split the monthly cash-flow until the property is paid off. We DO NOT sell with a regular mortgage – we sell the lot via a “Land-Contract.” This way, if the buyer stops paying for any reason, we get the lot back without the need of foreclosure, and and re-sell it to another willing buyer.

It is a win/win arrangement for everyone.

Here is an example:

I find a lot for $3,000.  (you come up with $3,000)

The lot is valued at $5,000.

We hold the lot for 10 months until sold via a builder.

Builder pays $6,000 ($5,000 value plus the $1,000 premium)

  • Sell-  . . . . . . . . . . . . . . . . $6,000
  • Tax – . . . . . . . . . . . . . . . . $200
  • RE Commission 8% -  . . . $480
  • Your Loan-  . . . . . . . . . . . $3,000
  • Preferred Interest- . . . . . . $150
  • Net Profit- . . . . . . . . . . .  $2,170

50% equals $1085 PLUS the Interest of $150 gives you a total return: $1,235 which is a 41% Return on your Investment!

 

The above example is on the “Very Conservative” side. 

I fully expect property values to DOUBLE within the next 12 – 18 months.

  • This is a perfect investment for an IRA, and MUCH BETTER and SAFER than the stock market or Gold.
  • This is just about the only place in Charlotte County, FL where independent builders are building homes.
  • This is just about the only place in Charlotte County Real Estate Transaction Volume and Prices are beginning to increase.
  • This is the last “Cape” type community in the United States which has not been completely developed.
